Staging of Resale Property

If you are a homeowner thinking about selling your home or if you are a Realtor getting ready to list a house or have a house that has been sitting on the market for awhile and not selling, you should consider having it staged.  It can really change the whole look of the house and give it a model home look.

We were brought in by a Realtor to help a homeowner with the staging of their resale property.  The homeowner felt that there house needed to be freshened up before putting it on the market.  We did a verbal consultation on the property which consisted of us going through the house with the homeowner room by room telling them what needed to be done in the house as far as staging and updating.  After the consultation, it was up to the homeowner on how they wanted to proceed with their staging project.  We could complete all of the staging and updating suggestions we had made for them or the homeowner could take are suggestions and complete the actual staging and updating on their own.

The homeowner decided they wanted us to do the actual staging of the home.  So, we staged the entire house using things that were already in the home and we brought in our own accessories and artwork to use for the staging.  Take a look at some of the before and after photos to see what we came up with for the staging of this house!  And, to see more before and after photos of this house, check out our Facebook page.

Painting Project

Selecting paint colors for your home can be a very daunting and overwhelming task.  With all of the different paint colors, paint brands, and painters out there it is sometimes hard to even know where to begin!

We just completed a painting project for one of our clients.  She felt like she needed to freshen up some rooms in her home and also add some color to her walls.  So, we helped her with the selection of paint colors for the interior and exterior of her home.  After we decided on the selection of paint colors for her home, we brought our painter in to get the job complete.  We ended up painting an accent wall in her living room, a bathroom ceiling, interior doors, her whole basement including an accent wall, her basement bathroom, and garage doors.  Here are a few before and after pictures!  And, if you are in need of selecting paint colors for your home give us a call and we can help you with your painting project from start to finish!

Ideas for Your Baby’s Nursery

Do you have a little bundle of joy on the way?  And, if so, have you started thinking about decorating the nursery? Decorating your baby’s nursery is such a fun and exciting experience. The neat part about decorating your baby’s nursery is you can incorporate some of your own style with decor that fits a baby.  Today, the look and feel of nurseries have evolved significantly.  When starting to think about your nursery furniture and decor, here are a few tips you might want to consider in order to bring your baby home to a nursery that is in style!

Wall decals in nurseries have become very popular.  They work great in nurseries, as they come in a variety of shapes, sizes, and themes.  Also, you can easily remove them from the wall. So, as your baby grows older, you can easily update their room by removing these decals.
 I have been seeing a lot of nurseries that have a canopy over the crib.  This look makes the crib the focal point of the room and is a cute little finishing touch to add to a little girl’s nursery.
Are you have trouble deciding on a nursery theme?  Well, there is no need to worry. Currently, we are seeing nurseries that do not have a theme.  With the increasing popularity of gray color tones, we are seeing some nurseries with a more simple, sophisticated look, without any animal or “baby” themes.
A day bed is a piece of furniture that you think you might not normally think of in a nursery.  But, it is a great addition to a nursery, especially if you have a baby that likes to keep you up all night!
A great way to personalize your baby’s nursery is by adding their name to the wall.  Try placing it on the wall above the dresser or the crib.  It is such a fun way to showcase your little ones name!

Why Stage a House?

We have been working with different Home Builder’s, Realtors, & Homeowners on their staging projects.  One of our more recent staging projects consisted of staging a spec house for a home builder.  We selected furniture pieces for this house and brought in accessories and artwork for the house.  Staging vacant spec houses can really make a big difference in the visual appearance of the house and improve its prospects for sale. Some people walk into a new home that is for sale that has no furniture or accessories in it and can’t visualize what the space would look like with furniture and accessories.  To them it just looks blank and bare, and not worth the money being asked.  I have heard this time and time again from home builders and realtors.  If you are Home Builder, Realtor, or homeowner that has a home that is vacant you may really want to consider staging the house to get it sold more quickly.  Here are a few before and after photos of the spec house we staged to help give you an idea of how staging can really make all the difference in the world!

Have Yourself a Tasteful Decorated House this Halloween

Decorating for Halloween can be quite challenging at times with all of the spooky inspired decor and accessories out there.  If you are not wanting to turn your home into a Haunted House or if you are not the Adams Family, but you till want to deccorate for Halloween, then maybe less is better.  You could try taking a  more minimalist approach to Halloween decorating.  Here are few decorating ideas to help you turn your house into a beautifully decorated space this Halloween, rather than a spooky one!

No candy screams the word “Halloween”  more than candy corn.  Put candy corn in a glass jar and place it in any area of your home.  This decorating technique serves two purposes: (1) it serves as decoration; and (2) it provides guests something to enjoy and eat.  It does this, while encompassing a more simple and tasteful Halloween look.
Create a vignette in any area of your  home by using only black and white colors.  This will give your home a Halloween look, without all the ghouls and goblins.  You  may have some black and white accessories already in your home which you could use to create your Halloween vignette.
And, you don’t want to forget about your tablescape.  Adding some simple black, white, and autumn colored dishes to your kitchen or dining room table will dress it up and still give you a Halloween look without spooking your family and guests.  Also, place a centerpiece in the middle of your table that accents the color of your dishes and napkins.
Try adding a pop of color to your bathroom to give it a Halloween feel.  Place orange towels in any area of your bathroom to give it a simple Halloween look.
A great way to give your living room a Halloween trick or treat is by adding some orange and black throw pillows to your furniture.  And, make your fireplace mantel the focal point of the room by placing some non-spooky decorations on it, such as pumpkins and black candlestick holders. Then, to really tie the whole look of your living room together, place some pictures on the wall that encompass the Halloween colors!

Fall Decorating Ideas: It’s Not Too Late To Decorate!

Fall is such a beautiful time of year.  It is one of my favorite seasons, especially one of my favorite seasons to decorate for. Have you gotten all of your fall decorating done?  If not, here are a few fall ideas you might just “fall” in love with.  There is still time to decorate before the cold winter months are upon us.

This beautifully decorated front porch is a great fall look.  It may not be the most simple look, but it sure is eye-catching.  I love how cornstalks were used to tie around the pillars, the tower of pumpkins in different colors, the large and small mums to give some varying degrees of heighth, and of course the fall wreath!   This is a very sophisticated look all while encompassing the beautiful colors of fall.

I have been seen a lot of white pumpkins this season.  White pumpkins can give you a new and different look than just the traditional orange pumpkins. These white pumpkins are chic, fun, and sophisticated.  Try  lining all of the same size pumpkins on your staircase  or arranging them on your buffet or dinner table.  Any way you use them, you will create a statement at your fall event!

Another great way to decorate outside your home is by lining your driveway with fall decor.  Try placing mums, pumpkins, and hay bales in varying sizes and colors in small vignettes to create a beautiful entry to your home!

A fun way to get away from the traditional orange pumpkins is by using metallic paint to paint your pumpkins.  This will give your pumpkins a shiny finish and highlight their ridges and curves.  Then, place these pumpkins inside or outside your home to create a fun, fresh, and new look!


Here are a few other fall decorating must-haves to have on hand in your home:
1. Fall Pillows & Throws: Change the look of your home for every season.
2. Candles, Plug-ins, & Sprays in warm fall scents.
3. Fall Dishes: Change your dishes out to go with the season.
4. Fall Veggies like sweet potatoes, squash, and pears to decorate your kitchen.
5. Acorns: Use them to scatter on your table or to fill up a jar.

All About Paint

Currently we are working with a client in Des Moines on selecting paint colors for the interior and exterior of her home and getting those areas painted.  So, what better thing to blog on than paint!  Have you ever wondered what the difference is between paints and paint finishes?  Well, I am here to explain!

Painting can change the whole look of a room from it’s dreary usual to something new and exciting.  There are 2 common types of paint: latex paints and oil based paints.  Latex paints work best when painting walls and ceilings.  It dries more quickly than an oil based paint and adheres better because it contains acrylic.  Latex paints can be cleaned up with soap and water.  Oil-based paints are more durable and provide a smoother finish than latex paints.  It is best used when painting trim work, cabinets and furniture.  Oil based paints can crack and yellow overtime.  And, a paint thinner is needed to clean up any oil based paint drippings.

Before painting unfinished, previously painted, or spackled walls, a primer needs to be used.  Typically, if you are going to use a latex-based paint you will want to use a latex-based primer and if you are using an oil-based paint you will want to use an oil based primer.  Priming the walls will help seal them and provide a base for the paint to adhere too.

When selecting what sheen of paint to be used you need to consider the practicality and aesthetics of each type:

Flat: Has little or no sheen.  It will help hide imperfections but can be damaged more easily when compared to other types of paint finishes.  It has a smooth finish and should be used in areas where there is not a lot of traffic.

Eggshell: Has a velvety sheen and is more durable than a flat sheen.  It is also a lot easier to clean than a flat sheen.

Satin: Has a pearl-like finish and is stain resistant.  It is a popular paint finish.  It is good to use for bathrooms, kitchens, and high-traffic areas.

Semigloss: Is very sleek and durable.  It is stain resistant and very easy to clean.  It is good for doors, windows, and trim.

Gloss: Is the most durable and is the easiest to clean.  It is good for trim, cabinets, and molding.

It is also important to select the right tools when painting.  The primer or first coat should be done with a brush, roller, or pad.  If painting with a flat paint, a brush, roller, pad, or sprayer should be used.  If painting with an eggshell paint, a brush, roller, or pad should be used.  If painting with a gloss finish, it is best to use a brush.  When selecting the brush type, be sure to choose a nylon-bristle brush for latex paint and a brush with natural bristles for oil-based paint.  Soap and water can be used to clean brushes used for latex paint.  Paint thinner is needed to clean brushes that have been used for an oil based paint.

INSTYLE by Colbi…The Dream Becomes a Reality

Hello everyone, and welcome to my very first blog post! I would like to take this opportunity to  introduce myself, to tell you a little about my business and how it got started, and to share with you what to expect in my upcoming blog posts.

My name is Colbi Swaim, and I am the owner and designer at INSTYLE by Colbi, an interior design and home staging company located in Ankeny, Iowa . Growing up, I always knew I had a passion for the home decor world.  I can’t tell you how many times I re-decorated my room and re-arranged my furniture in my teenage years.  In my early college years, I had the opportunity to help make material and finish selections for condominiums and to help with the staging of a model condo.  At that point, I knew the design and staging industry was the business I wanted to be in some day.

After graduating from Iowa State University in Ames and getting married to my husband, Justin, I got a job working for an interior designer. While I was working at my full-time interior design job, I also worked as an independent contractor for another interior designer doing home staging. After working in the industry for awhile and gaining experience and knowledge, I decided to start my own home staging and interior design business now known as INSTYLE by Colbi.

Most recently, I have been staging spec homes for home builders, and have been working with realtors and their clients on smaller staging projects. I have also been working on some design projects for various homeowners. I am very excited about the design and staging projects that I have going on right now!

I am willing to work on any project,whether it be big or small.  I  believe that every project should reflect your own personal style and taste.  I offer a lot of different services for home staging and interior design, so please check out my services page on my website, if you are interested or would like to learn more.  I will serve any city in the Des Moines Metro area, including Des Moines, West Des Moines, Ankeny, WaukeeUrbandale, Clive, Altoona, Johnston, Grimes and other surrounding cities and towns.  I am also willing to travel anywhere in Iowa or even to serve states outside of Iowa.
