The verbal consultation is for homeowners who want to stage their own home or want the help of INSTYLE by Colbi with the staging of their home. We will do a thorough and detailed walk-through of the home with the homeowner and Realtor or just the homeowner. We will verbally make suggestions for improvements that need to be done to get the home ready for sale. Then, it is up to the homeowner to decide how they would like to proceed with the staging and updating of their home. The homeowner may want to complete the staging and updating on their own or have INSTYLE by Colbi do some or all of the staging and updating. The choice is up to the homeowner!
The written evaluation and report is for homeowners who want a more detailed plan on how to increase the value of their home and get it ready for sale. We will do a more thorough and detailed walk-through of the home. We will take pictures, notes, and do some measurements. Then, we will create a detailed report with before pictures and a list of action items for each room in the homeowner’s house. We will e-mail the report to the homeowner or set up another meeting to go over it with them. Then, it is up to the homeowner to decide how they would like to proceed with the action items listed in their report. The homeowner may want to complete the staging and updating on their own or have INSTYLE by Colbi do some or all of the staging and updating. The choice is up to the homeowner!
Occupied staging is for homeowners that know they want INSTYLE by Colbi to complete all of their staging and updating needs. We will start out with the verbal consultation or written evaluation and report process. After going through the verbal consultation or written report and evaluation process and getting the homeowner’s approval and direction, we will then create a list of recommended steps the homeowner and INSTYLE by Colbi each need to complete to get ready for the planned staging date. We will use the homeowner’s own furnishings and accessories, bring in rental items if needed, or the homeowner can give us a budget and we will go shopping to find furnishings and accessories that are needed.
If a homeowner, Realtor, or Home Builder has an empty house they are trying to sell, then vacant staging is right for them. This will give the house a model home look and help increase the salability of the home.
If you are needing furniture and accessories to improve the look of your home, then INSTYLE by Colbi has access to these items that you can rent.
The homeowner can give INSTYLE by Colbi a budget, and we can go shopping for furnishings and accessories that will be used for the homeowner’s staging project. The homeowner will keep these purchased items, instead of paying to just rent them for a period of time.
If the homeowner decides they want to move forward with some of the suggested ideas for updating and home improvements, INSTYLE by Colbi can help. We can help you make selections, get bids from contractors, and coordinate a schedule to get your updating, improvements, and staging complete.
If the homeowner needs help on making selections for updates in their home, INSTYLE by Colbi can help. We can help select paint, backsplashes, tile, grout, flooring, carpet, lighting, countertops, cabinet hardware, lighting fixtures, etc., or one or more of these, depending on your project.
INSTYLE by Colbi can come back and do a walk-through of a home after a verbal consultation or written evaluation and report has been done and the homeowner has completed the staging and updating on their own. We will assess the staged property and provide some ideas for minor tweaks & tune-ups to give the home some final touches.
Photo Preparation
INSTYLE by Colbi can make sure the house is photograph-ready, so the homeowner will have beautiful photographs to be used on Realtor websites.
INSTYLE by Colbi can make special preparations for your home on open house day. INSTYLE by Colbi will make sure everything is in order and looking proper, so your home is ready to be showcased in the best possible way to potential buyers.
